Ashenafi Maru rated it 5/5: Our sewer main outlet was clogged. The first technician cleared the dirt that clogged it from out side but the problem happened again after a week. The company sent another professional called Angeleo and he cleared it from inside. I appreciate the company for solving the problem both times and sending its professionals the same day we called them. This staff Angeleo is excellent in his profession and very friendly. Keep the good work. God bless you.

  • Anne Stanford rated it 5/5: I had a drain back-up on my outside drain. The tech was very quick to diagnose and snake the drain. He left the area very clean. Super happy with very fast service. I made an online appointment at 10am and the tech was here and gone by 4pm. Excellent.
  • Lena Emara rated it 5/5: We had two clogged toilets and a fill valve that needed to be replaced to resolve a leak. Our technician was very punctual and responded quickly, and they offered very reasonable pricing. We’ll definitely use them again.

  • Charles Ros rated it 2/5: Was told that a tech was going to come out between a 4-hour period. However, they had to reschedule for the next morning after it went over the time period.

The next morning, they came within their time period window. For a bathroom sink that was clogged, they originally were going to charge about $700. When asked why it would cost that much for a job that seemed small, they then showed the price for a big job, which would be $1100.

The tech offered to reduce the price to $395 when we offered to pay cash. The tech said he would later return in the evening to do the job. We ended up canceling the appointment. It honestly felt like they were trying to rip us off with that price. Instead of using their service, ended up using a drain snake and unclogged the sink ourselves.

Pros: good customer representative service, answers calls timely and respectful
Cons: expensive, didn't honor 4-hour time period

  • Cloud Hub Computing rated it 1/5: O don't recommend this company to anyone. I did use the services and they provide very poor quality. The team they send you are not professionals and they do not know what they are doing. They have ruined my place saying they're going to fix it but when it comes to fixing most of the part they say it's not our job. So if it was in your job why do you ruin my place. Then they do some magic tricks showing their contract that they are only drying company or something like that. I have lost thousands of dollars because of them. Just find anyone else.

Zach Geller rated it 1/5: My experience with Magnolia was abysmal. I called Magnolia on a Thursday asking them for the first available appointment because my air conditioner was dripping a lot of water every time it turned on. They said the first time available is that Sunday… fine, I get it’s the busy season. Sunday comes along and the technician’s equipment, a wet vac, isn’t working and says he will have to come back when it is working. He notes that the cause of the problem is likely the condensate line and that he will call to schedule the new appointment. Days go by and I don’t hear back from him or anyone at Magnolia so I called again. It is now Wednesday, 6 days since my first call. Miraculously, they say he can come that day! I stay home that day and wait for his call but it never comes. Late that evening I get a call from the tech saying he can’t come that day but he’ll be there Friday morning. He arrives on friday morning with his wet vac and nothing else and vacuums out the condensation pan and then asks for paper towels – I figure he’s cleaning up some of the splashed water that got on the walls and floor. Then he says something along the lines of “if the problem persists, we will need to rebuild the condensate line” and hands me his card reader to pay the bill. $189 dispatch fee and $235 for vacuuming out the pan. I was shocked. Had I known he was just going to vacuum out the pan for $235 and not actually fix the problem, I would have spent the $200 at Home Depot to buy my own wet vac. Unsurprisingly, the drip started back up within the day but was coming from a different spot now. I followed up directly with him and then with the dispatch team. I asked for them to apply the money I already paid to actually repairing it… a full week later and I still have not heard back. I’ve never felt like anyone has ever taken advantage of me so aggressively before. $424 is no small amount of money, especially considering the time I needed to put into this for negative results. Not to mention that when I hired a more competent company to clear the condensate line, they found the paper towels I handed the Magnolia tech shoved into the pan which caused the leak to move and damage even more drywall. I’m still waiting for my refund. Make this right, Magnolia.

  • Art Hahn rated it 5/5: Fantastic!
I can't praise Magnolia Plumbing Heating and Cooling enough! We needed a gas line leak replaced so we got 5 estimates. Magnolia's quote was 70% less expensive than the others! The technician, Nelson, was the only one that informed us about a much less costly option ($760) than what the others proposed, which were all over $3000! The others were going to bust up my patio flooring and replace an entire segment of the pipes, leaving me with the cost to replace all the flooring. They claimed that Washington Gas would not pass the inspection if they didn't replace the entire line. Magnolia replaced only the portion that was leaking and did not have to dig up my flooring.

The technician was super friendly and easy to talk to, but also very professional. He was not only able to answer all my questions but also provided in-depth explanations and kept me informed of everything he was going to do in advance.

In addition to the technician being awesome, my experience communicating with everyone at the company was also great! They sent me texts and called me to keep me well informed of when the technician would be coming.

I highly recommend Magnolia and will be using them for all my future needs!

  • Bobby Becker rated it 5/5: I'd like to take a moment and commend the Magnolia team for their professionalism, knowledge, high level of service, quality of work and good communication throughout our whole project. We deal with many service contractors and Magnolia has set themselves apart. I noticed this from the start from the quoting/planning phase and it continued through project execution. We had a last minute code issue get flagged by the inspector (no fault of Magnolia) and they handled these changes fairly and appropriately. It has been a pleasure dealing with everyone I interacted with. I would highly recommend Magnolia.
  • Richard Ingebretsen rated it 5/5: Excellent and prompt professional service. Our technician, Saeid, was courteous and took the time to explain what he was doing, what the problem was, and what needed to be done. Any time an additional item or potential problem was mentioned, it was done in the way of suggestion and not a pushy/salesman like manner. I have always had a great experience with Magnolia Companies, first as a renter when they were the emergency plumber our landlord called when our unit started flooding at midnight, and now as a homeowner with an old HVAC unit. Highly recommend!
  • Harry Fang rated it 5/5: I've used Magnolia for our HVAC and plumbing services. They hire quality service engineers and came with masks and shoe covers. For the AC issue they quickly fixed the issue (Cleaned out the filter in the closed recirculation system, which apparently is a common problem with the building). The plumbing inspection which came at a different time was done for free, because we have a maintenance contract with the HVAC group. They found a small leak under the bathroom sink because of not properly tightened drain lever cap. Good quality service personnel. Their schedulers also typically call us before they come. The last time they called to tell us they were delayed and we would have to reschedule as it was late in the day.

Hendrik and Roy were extremely knowledgeable in the process and helped us through everything. During the job, a couple curve balls came up and the team handled them methodically and professionally. Would highly recommend. We'll be hiring them again for a repair of our well line.

We read the reviews and after receiving a ridiculous quote for sewer like replacement from a competitor, decided to get a quote from them. Not only were they more than 50% cheaper, but they were courteous, professional, and efficient. We finally have working plumbing again! Trey and his team did a great job! Thank you for a job well done!

  • Lorna Shanklin rated it 5/5: We found out we needed our main water line replaced. Evidently we'd had a leak for a few weeks. Our neighbors had used Freedom previously for the same issue. I had an appointment for an estimate on Friday. And had the repairs start the following Monday. Everything went as planned, and communication was amazing. The office staff was great handling my questions. Everyone I dealt with was helpful, and professional. I would definitely use them again.
  • Alan T rated it 5/5: CAVEAT: This company does offer customers discounts for leaving '5-star' reviews (I was offered, but turned it down, so that my review would not be 'swayed' in any way).

    Septic Tank Pumping:

I'm very pleased with the experience, and would be comfortable recommending them another home owner.

The company's office staff were very communicative, they called to confirm a day ahead of time, and called the day of to give me a heads up regarding arrival time of the person performing the service (in my case, pumping a septic tank).

The person performing the service (William) was respectful, knowledgeable, welcomed questions from me, and kept me informed on his progress, warned me about some 'upsell' techniques that less ethical companies might try to use, as well as tips to save money on future service requests, etc. Delivered excellent value, from my perspective.

Was very honest about the condition of things, gave solid recommendations for maintenance, worked quickly, and was very courteous.

  • karen harris rated it 5/5: Septic Clean out: We just had Freedom Plumbers pump our septic tank for our regular 5 year County requirement. They were not only on time and professional they also pointed out a "filter" that was placed on our last service by another company that caused the fluids to drain and the solids to compact like a "mattress". To get us back to a healthy system Freedom plumbers did a deep clean and removed all the backed up toilet tissue and removed the filter that was causing the congestion. The filter was placed by the previous company was most likely placed to cause issue and a return trip down the line. Thanks Freedom Plumbers for a job well done, honestly, professionally and timely. We will be using you again.

Thank you.
  • Jason M. Schwier rated it 5/5: Adam was great to work with. I called A&V up to have my septic tank pumped. He was prompt and courteous – I had an appointment scheduled in 5 minutes. He was exactly on time for the beginning of the service window and had everything done really quickly. I'll definitely be calling him back in 2-3 years for the regular pumping and sooner if there is a problem – but let's hope not.
  • Ron Katz (Ron) rated it 5/5: Adam is AWESOME! I recently bought my house and was unfamiliar with how the septic system worked. A septic alarm went off during the big post-Ian rains and so I called Adam based on his Google reviews. Adam arrived promptly and went above and beyond in explaining how my septic system actually worked and caught the fact that my septic pump had shorted out the outlet. So glad I chose him and will definitely use him again when I need septic assistance in the future. I was actually so happy with his service that I referred him to my brother who is also using him for his septic pumping. Thanks Adam!

If you're in need of septic services in Manchester, look no further than Legacy Septic. reviewers rave about the company's professionalism, responsiveness, and affordability. One reviewer even goes so far as to say that the company's services are "second to none." You can expect great things from Legacy Septic.

John Stillman rated it 5/5: I will start by saying customer service at Legacy Septic is amazing and incomparable. My wife and I recently experienced a back up in our home. Legacy was the only company that answered the phone on a weekend. They provided us with guidance and an estimate for services on the weekend and once approved we where scheduled for the next business day.
The technician, Matt, was on time, friendly, and made sure all our needs where met.
All follow up with the company was handled within a timely manor, with the customer their first priority. They showed compassion, understanding and respect to a first time customer and we will continue to use them for all our needs in the future.

Most relevant reviews:

  • Duane Carey rated it 5/5: This was my first time using Legacy for septic services and I am very pleased. The folks at the office are completely knowledgeable and responsive. But I really want to highlight Chris, the technician who came to the house. He was very professional, explained what he would be doing and how long it would take, gave me a heads up about a recommended improvement to our tank that the office would be following up on, and was just super nice. Even my 20-year-old daughter commented on how nice he was. That's great to see these days! We'll definitely use Legacy going forward.
  • Olivia Sun rated it 5/5: Our bathroom flooded due to our septic tank being full, and after calling all around Baltimore County and beyond, Legacy Septic was one of the only companies who called me back! It was really stressful and obviously gross to have the house in that state and smelling, and within a few hours, Megan helped dispatch Matt to come over and help. He was so nice and did some hard work and ended up calling someone to do an emergency septic pump. One of the best experiences I've had with a company, and we will definitely be calling Legacy again in the future!
  • ruth perkins rated it 5/5: We called Legacy Septic to do a routine septic cleaning. Easy to arrange in a timely manner. Driver called before arriving and within the time he mentioned. He was professional, courteous, respectful of the property and efficient. All contact with the Legacy office and in person was highly responsive and clear and forthright. We will definitely use them again! And they honored the mail coupon so that made the cost exceptionally reasonable!
  • Michael Guarraia rated it 5/5: I had a good experience with Legacy when they installed my new system. They met the county inspector onsite for the perc test, discussed options, etc. When it came time for the installation, they did a nice job. Expect your yard to be completely torn up (no grass), but they did a nice job with rough grading. In the contract, they specify that final grading and seeding will be on your own. They left it in good shape for that step, in my opinion. I had good interactions with Dustin throughout the process. Ernesto and Francisco were great. Very kind, professional, and responsive. For example, they used their equipment to replant some tree saplings that would have otherwise been destroyed due to the new installation. They did not have to do it, but I appreciated the fact that they did. Also, my driveway sustained some cracking at the end closest to the yard from the dump truck repeatedly driving over it to dump stone. Per contract, driveway repair is not covered. But I asked if they wouldn't mind using their concrete saw to cut off about a foot of the driveway to get rid of the damaged area. They had no problem doing that. All in all, happy with the job they did.

John Smith rated it 1/5: Did not come on the day they said; did not call to explain or reschedule; charged credit card without authorization; fuel surcharge on bills; poor quality septic inspection during home purchase cost me over a thousand afterwards in repairs I was then liable for; WILL NOT accommodate or seek to accommodate unhappy customers. The pricing IS fair and competitive, and the warranty on products is better than most.

  • Helicia Chavarry rated it 5/5: Five star septic came out to us in August after several months of us having to constantly turn out septic alarms off. They figured out the issue very quick and scheduled the repairs right away. I feel bad that I'm leaving this review so late, but they really were great. The reason I'm circling around to write this is because I had to deal with another company recently (for a totally separate home repair) who wasn't so great and it made me think about just how responsive and also patient five star was when we had our problem. I think it says a lot on the great impression that they gave that it was running through my mind enough in the middle of the night to post about the job they did!
  • Gary Ahrens rated it 5/5: Thank you for helping us this weekend. 10 stars! My septic tank was full and backed up. The plumbing didst for the house was down for the count. I called around and no other companies even answered the phone. After a short phone and text conversation, Five Star was here inspecting the situation and developing a plan. A short time later a second crew arrived, pumped and jetted the system, and our issue was resolved. I am very happy with the service and the price. These guys are now on my list for regular septic service. Thanks again!
  • Linda Arnold rated it 2/5: This toilet was put IN FRONT of a bus parking space. At least 5 calls made to have it moved. Told repeatedly that it was happening immediately but 2 1/2 weeks later it’s still there.
  • John Smith rated it 1/5: Did not come on the day they said; did not call to explain or reschedule; charged credit card without authorization; fuel surcharge on bills; poor quality septic inspection during home purchase cost me over a thousand afterwards in repairs I was then liable for; WILL NOT accommodate or seek to accommodate unhappy customers. The pricing IS fair and competitive, and the warranty on products is better than most.
  • Mei Mostafa rated it 1/5: I contacted Five Star septic to inspect a reoccurring blockage I had in my basement bathroom. This is the second time they are coming out for the same issue I was having back in Jan 2022, where at that time they cleaned the pipe with the snake and charged me over $400. Now we are having the same issue. they came out charged me $220 (with gas surcharge) to inspect again the same issue they supposably resolved this same year. I was told at the 15 min inspection appointment that they need to use a camera to properly inspect the drain. they came out the next day to use the camera, unprepared (the driver was asking for batteries for his equipment). It waws determined the issue was a plumbing issue inside the home. Then they wanted to charge me another $450 for the camera. I was told the $220 I paid the day before would go toward the camera. I called to talk Nelson who said they are separate charges. I asked to talk to the manager the see if they can provide me with an explanation of why the camera was not used earlier this year before they cleaned the pipe, since this should be standard practice! They did not give me a good reason, or a discount even with my concern that I don't feel $670 ($220 inspection, $450 camera) is a fair price to charge clients, and I still need to call a plumber. Do yourself a favor and get very clear pricing before you take any step with this company, this to me is robbery and extremely overpriced for what I am getting. I am not happy.

  • Brotha Herb rated it 5/5: I appreciate the service provided. I first got a quote from Len the plumber, they quoted me 1100, just to snake the main line! I said no and contacted Tony at JCI. He charged me 550 for the job which was a little more doable for me. I will continue to work with them in the event I have a future problem. They cleared the clog and went the extra mile showing me what I’d do to replace the unit. Thanks Darius and Tony for all your hard work!

For that my family and I are forever grateful for their services.

  • Marilyn Kapila rated it 5/5: Great Falls Septic came to our home to turn the flow diversion valve for our septic system. I was not able to find the valve due to overgrown grass. Great Falls Septic arrived promptly and within minutes located the valve. They also went above and beyond by sending me a map of the valve location from Fairfax County – not needed this time, but certainly a valuable resource. They did a great job.
  • Dan Frumkin rated it 5/5: Great Falls septic repaired issues with our septic system, requiring multiple onsite appointments. Reasonable price, professional, excellent communication and on time. Highly recommended.

  • Tom Saporito rated it 1/5: When Great Fall Septic worked on my house I caught them burying junk in the ground after replacing my sewer pipe. Here you can see they ALSO disposed of old pipes by throwing them in my septic tank. When I questioned them the pretended not to speak English. I do not trust the workers at Great Falls septic
  • Jim Pettyjohn rated it 1/5: After initial diagnosis and repair of the Main Waste line, it became evident that the actual problem was not fixed. They did the easy part of the line, but Ignored the section that was more difficult to access, and of course they wanted to make excuses and charge more money to fix the actual problem, which should have already been fixed. Now.. there is damage inside the house from this sewage back-up. And boy are they quick to say that their "agreement" protects them from damages to the house. They pretend to be Customer oriented, and pretend that they are an honorable business, until there is a problem. Then, they start dancing and dodging to protect their butt. Even after giving them the opportunity to Make-things-right… they just could not seize the opportunity to take any responsibility. I am kicking this company to the curb, and calling someone else to fix the actual problem. Save yourself a headache and do not deal with this manipulative, prima-donna company.

Bryan Johnson rated it 5/5: We've been in our house 5 years and needed to have the septic system serviced. Called J&G, a local company and David took great care of us. My first time with a septic system, he showed me how to clean the filters and cleaned them for me since I didn't know how (or that you should do it every 6 months). Very fast, nice, and even laid a tarp on the driveway under the truck because his truck dripped a little oil and he didn't want to get it on my driveway. Highly recommended, will always have my business.

  • Mary Palma rated it 5/5: My client received excellent service. David was early to our appointment. Him and his team were all professional through the entire inspection. He kindly answered all of our questions in order to make informed decisions about the purchase of this property. He was very direct and honest and all of it is very much appreciated! I will be referring him to all future clients that need a septic inspection.Thank you!
  • Jason rated it 5/5: We unfortunately woke up to the beginnings of a sewage backup in our basement. Frantically calling all the septic repair shops around, I got ahold of J&G who was very responsive on the phone and was able to come out same day to pump and evaluate. I called shortly after 9 when they opened and the guy was there right after noon. He first checked the alarm and could already diagnose the problem. After pumping the tank, he scheduled the crew to come back out later that day with a new pump and floats. I was impressed when a few hours later, his guys were out and ready to fix the septic. Within an hour, they were done and the house was back in business.

I was extremely grateful that they were able to assist so quickly and, compared to prices I heard from co-workers, their fees were very reasonable for the labor performed. Highly recommend!

  • Tracy Harris rated it 5/5: What an amazing company. Sarah who first took my call and took the time to listen to my issue. Sarah is very curious and professional and respects the client. Scheduling super easy very fast. Elwood the tech who called and ask if he could come by 90 min early 👍
Elwood very professional, friendly,. And generally likes to care of the customer. Elwood very hard worker and efficient. Fee's actually less than other similar companies. I recommend J & G to everyone.
  • Dana Campbell rated it 5/5: This was a fantastic company to work with. They communicated well, explained everything that was going to be done and actually did it. The price was reasonable and honest.
